1. The Booking Form:
Following the confirmation of your personal data and your booking information, we will send you an e-mail that will illustrate the procedure of payment to you.
We ask you to preserve a copy of these documents. After having attentively verified that the information related to your stay is exact, you must make payment. Payment constitutes your acceptance without reserve the general conditions and terms of lease.
Your booking will be confirmed on the reception of your payment.
The tenant must occupy the apartment exclusively as a short term residence or “holiday home”.
The duration of the stay is specified on the booking form.
The tenant will not be allowed under any circumstances to avail of any rights to remain in the apartment at the end of his/her stay.
The tenant must not use in any way the apartment rented to him/her for commercial use nor to conduct any professional activity, there in.
The person named on the booking form (the tenant) accepts our General Terms and Conditions of Lease on behalf of all persons staying with him/her during the stay and therefore will be held responsible for any and every degradation caused to the property and/or its contents, both on his/her account, and on the account of any member of the tenant’s party and/or any of his/her guests.
2. The payment:
Payment must be made as follows :
50% of the rent at the time of booking (deposit) by bank transfer.
Receipt of deposit payment determines your final reservation.
The remaining 50% must be paid at your arrival in cash.
For reservations for stays longer than one month, the first month's rent is to be welded to the reservation will be due each month then a month in advance.
3. The stay:
The minimum duration of stay is of 5 days.
The lease has effect from 12 (midday) and expires at the 10am (morning) on the dates defined on the booking form (unless otherwise stipulated on the booking form and agreed upon between the two parts). The tenant agrees that the maximum number of people entitled to occupy the Property is that set forth in the Booking Form. Pets are not allowed unless otherwise stipulated on the booking form and agreed upon between the two parts. We ask our clients to respect the neighborhood, avoid making excessive noise, particularly early in the morning and/or late at night, both in the apartment rented and in the common areas, e.g. the staircases.
We ask you to send us as soon as possible information related to your arrival (at least 15 days before) in order to enable us to organize your welcome in the apartment by one of our representatives.
4. The Security Deposit:
Upon your arrival, you asked the person named on the booking form to pay a deposit in cash. The amount is determined by length of stay.
Any damage to the property, any damage or loss of its contents during your stay will be deducted from your deposit. Each eventual cost will be justified by invoices.
If at the end of your stay (the day of departure) no damage will be found, your deposit will be returned entirely in cash.
In case of damage or significant loss, the owner reserves the right to sue the tenant. The lease is subject to French law and exclusive jurisdiction of the courts of Paris.
5. Cancellations:
In case of cancellation after acceptance of your booking, the followings conditions will apply:
Cancellation more than 30 days before the beginning of your stay, the amount of the account will be withheld.
Cancellation less than 30 days of your arrival, there will be no reimbursement.
In the both cases, we will do as much as possible to find a tenant of substitution. If this has been possible then you will be entirely refunded for the periods occupied by the new tenant.
In the event that the tenant vacates the property before the end of the rental period and if our responsibility is not call in question then no reimbursement will be possible.
6.The price includes:
For stays of less than one month :
- Water.
- Electricity and Gas.
- Heating.
Cleaning before your arrival and cleaning after your departure.
- local calls within Paris (to make calls to other French locations or international calls, we recommend that you buy a phone card at the Paris airport or a tobacco shop which can be used with the apartment phone)
- TV (cable TV with international channels in each apartment).
- Internet Wi-Fi in each apartment.
- Sheets, blankets, towels and kitchen towels (For stays longer than 2 weeks, the tenant may require the replacement of these supplies from the eighth day).
For stays at or above a month :
Cleaning before your arrival and cleaning after your departure.
- local calls within Paris (to make calls to other French locations or international calls, we recommend that you buy a phone card at the Paris airport or a tobacco shop which can be used with the apartment phone)
- TV (cable TV with international channels in each apartment).
- Internet Wi-Fi in each apartment.
- Sheets, blankets, towels and kitchen towels (For stays longer than 2 weeks, the tenant may require the replacement of these supplies from the eighth day).
- You will be asked to pay the following Charges: Water. Electricity, Gas, Heating.
7. The condition of the apartment on your arrival and your departure:
We ensure that on your arrival, the apartment is thoroughly cleaned. On your departure cleaning will be effected in order to receive the new tenants.
The bedding and towels are cleaned by professionals, therefore we ask you to leave them at the end of your stay folded up on the bed, ready to be collected for cleaning.
We would like to remind you that the apartment that you are going to occupy is subject to continuous efforts to make your stay as pleasant as possible. For this reason, we ask you to respect the property and its contents as if they were your own, and to keep the apartment in order during the duration of your stay.
8. Optional services:
The possibility of booking a return trip, via train or airplane in order to arrive in Paris will be communicated to you by our representative. Whom will also be available to help you find a taxi when you leave and for all information regarding the service of shuttle buses to/from the airport, street maps and subway guides.
9.Our Obligations:
We promise to make available to the tenant the rented property which will correspond to the description on the booking form. We promise to observe all the obligations present under the General Conditions of Lease and we are not able under any circumstances to ask for additional expenses from the tenant with the exception of “special mention” stated on the booking form under “special conditions ".
10. The tenant's obligations:
The contents and furniture of the apartment are subject to normal use and therefore will have a normal consumption. For this reason every premature damage or loss of furniture or contents must be reimbursed or replaced by the tenant, in accordance with our representative. This is also applied in particular to the covering of the floors, grounds and walls of the building.
In contrary case, you/he/she will be held back you:
to) The value of the missing, broken, cracked or ruined objects.
b) The price of cleaning the sofas, armchairs, carpet, rugs, blankets, mattress and coverings of any kind that may have been stained.
The tenant promises to make suitable use of the contents and of the furniture rented and to respect the property that has been assigned him/her. The Tenant formally promises not to extract any of these elements from the rented apartment.
The tenant promises not to deposit any object that may obstruct the drain pipes (sinks, bidet, showers, bath tubs, WC etc.). In the case of any damage caused he/she will be held responsible for the expenses for repairing them.
The tenant must not under any circumstances sublease the apartment to anyone or he/she will transfer his/her rights of tenant on the current booking form without the express permission on our behalf. It must be occupied as a place of residence.
The tenant must allow free access to the apartment for any urgent intervention regarding the maintenance of the apartment.
If the tenant notices any anomaly in the rented apartment, he/she must inform us within 3 days of the date of his/her arrival in the place.
11. Our Responsibility:
We will not be held responsible for temporary defects of equipment or mechanical breakdown, for leaks or the failure of public utilities such as electricity, gas or water, neither to damage or loss caused by adverse meteorological conditions, revolts, strikes or any other circumstance outside our control. In the unlikely event that the apartment is destroyed or is seriously damaged before the beginning of the leasing period, it will be our responsibility to immediately inform the tenant by e-mail of such damages and he/she will be refunded the entire sums paid to us.
